Project Scope –

The project involved a ground floor extension and loft conversion, with full internal reconfiguration across the ground, first and loft floors. The works created a large open-plan kitchen, dining and living space, a new ground floor bedroom with ensuite, improved first floor accommodation, and a new master suite within the loft.

Overview –

The client’s brief was to create a light-filled, modern home that felt open and contemporary, while remaining practical, accessible and sensitive to the existing streetscene.

At ground floor level, we designed a generous open-plan kitchen, dining and living area, supported by a separate utility / boot room / cloak space. A new ground floor bedroom with ensuite was introduced to provide step-free accommodation for easy access.

The first floor was carefully reconfigured to enlarge the main bedroom and bathroom, while removing the box room over the stairs. This allowed for a new stair arrangement to the loft and brought a significant amount of natural light onto the landing, transforming it into a bright and open space.

The loft conversion created an additional master suite with ensuite, dressing area and juliette doors overlooking the garden.

A key challenge was addressing neighbouring Rights of Light. Through careful design, massing and robust planning justification, we ensured there was no impact on adjoining properties, resulting in planning approval being granted first time.
