Both an architect and architectural designer deal with designing and planning spaces in a very similar manner. The main distinction lies in the regulatory framework. Architects are bound by the standards of the ARB and RIBA, whereas an architectural designer is not.

An architectural designer can be more appropriate for less complex projects, such as residential projects, due to them not normally being high-risk projects – as defined by the new building regulations. 

In all, by using an architectural designer you will get a more hands on approach, often focusing more on the practical and functional aspects of a project. Typically architectural designers charge lower fees, meaning it can be a more cost effective solution to your project.

Subsequently, we will schedule an initial site visit to delve into the details at a deeper level.

The timeline for producing drawings varies depending on your specific needs and the complexity of the project. Typically, projects are divided into two main stages: planning and building control.

During the planning stage, you can anticipate approximately 3 weeks for the initial set of existing and proposed drawings to be produced. Additionally, allow some time for further revisions and refinements to ensure the design aligns perfectly with your requirements. Following this, we will submit the plans to your local planning authority, a process which generally takes between 8 to 10 weeks for a decision to be reached.

Moving on to the building control stage, if a structural engineer is involved, you can expect a turnaround time of approximately 2 weeks for their drawings. Once we receive the structural calculations, they will be integrated into our drawings. Allow an additional 2 weeks for the completion of the building control drawings after incorporating the structural engineer’s work.

These comprehensive drawings will encompass a full set of building control documents necessary for both your builder and the building control authority’s review and approval.

This equates to, at best, an approximate timeframe of 16 weeks to finalise a comprehensive set of planning and building control drawings.

Fees for architectural services are influenced by factors such as project location, complexity, and the level of service required. It’s important to recognise that like any professional service, architectural fees reflect the value and expertise offered. Consider them as an investment in the success of your construction project. Well-executed architectural drawings are pivotal for a smooth and successful build.

Our fees vary depending on the scope of work and on what it is that you’re hoping to achieve. We usually present our fees as options, such as: Basic; Standard; Enhanced. This approach empowers you to determine the level of value you wish for us to contribute.

Aligned with the RIBA stages of work, our fees encompass all phases, from initial concept design through until on-site management, if you so wish. This allows you to select the stages most pertinent to your project objectives.

Our fees are typically based on a fixed price lump sum and on a time charge basis – depending on the scope of work. These details will be clearly outlined in our fee proposal.

While architecture fees typically range from 3-15% of construction costs, each project is unique. For a comprehensive breakdown tailored to your project, we encourage you to reach out to us. A common requirement is the build-over application, necessary when constructing over or near public sewers, which often cross over property boundaries. Similarly, a party wall agreement is typically mandated for projects involving close proximity to neighbouring walls and foundations or the utilisation of shared party walls, a common scenario in loft conversions requiring steel beam support.

Moreover, achieving a successful planning application may necessitate involvement from various consultants, including tree surveyors, landscape designers, and drain surveyors, among others.

As the project progresses to the building control stage, additional specialists such as structural engineers and thermal engineers become integral, alongside various duty holders – which is a newly introduced requirement, as stated in the building safety act.
